This year, Design and Construction Week will be held in Las Vegas, Nevada, beginning January 31, combining several major construction trade shows at a central location. Everyone from home builders and architects to retailers and reporters will descend on the city to get the latest scoop on all the new advancements that will be shaping the industry. - Prevent Pipes from Freezing this Winter
(guest post by Sean Richardson) As we get ready to head into the depths of Winter, the sub-zero temperatures are sure to follow. Cold weather can cause sections of your home plumbing to burst, leaving you without running water and potentially a massive repair bill. Plumbing Expert Sean Richardson, CEO of Complete Plumbing Solutions has compiled his top tips on how to prevent your pipes from freezing this winter. “We all know that when water freezes it expands greatly, this pressure can then cause your pipe to burst,” notes Richardson “A burst pipe can cost anywhere from $500 - $2000 to repair depending on the severity of the damage s so it’s advisable to take every precaution you can!” 1. Keep Water Running The tiniest trickle can sometimes be enough to stop a devastating freeze. “The weather forecasts are pretty good at forecasting when there’ll be a particularly harsh drop in temperatures so if you’re expecting a freeze turn your taps on and allow just a trickle to come through the pipes. We’re not saying do this with all of the taps in the house, but just the ones that are supplied by exposed pipes. The constant movement of the water through the pipes will go along to prevent freezing and also relieves any potential pressure buildup that could burst a pipe.” 2. Insulate Your Pipes Pipe insulation is cheap, widely available and can potentially save you hundreds of dollars. “A length of pipe insulation can be as cheap as $2, so it really is a no-brainer, you could have all of your pipes insulated for less than $100. We would always advise that you focus on the most vulnerable sections of your plumbing – the exterior pipes and the pipes located in the unheated areas of your home like the attic. If there’s cold weather on the way, and you haven’t had the time to insulate your pipes properly, you can DIY it too. Around 50-60 years ago, people used to wrap the pipes in old, bunched up newspapers and just secured it with duct tape! It may sound funny but it definitely does the job in a pinch.” 3. Keep The Heat On With energy prices still on the rise, this may not seem like the most appealing option, however a small bump in your heating costs will still cost far less than the repair of a burst pipe. “When the temperatures dip, we tend to blast the heat during the day and turn things down at night, but this isn’t helping your internal plumbing. Try to keep your heating at a more consistent temperature over the 24-hour period, as this will keep the pipes from freezing. Ideally, you should always be at least 54° Fahrenheit/12° Celsius.” 4. Keep Your Cabinets & Doors Open A simple but effective measure to keep warm air circulating around your pipes. “In most homes your plumbing in the kitchen or bathroom is tucked away behind a cabinet door of some sort. During a cold snap you should open up these doors to allow the warm air from inside the house to get around the pipes, keeping them free from blockages.” 5. Plug the Gaps There are dozens of unhelpful cracks and openings throughout every home, so it's time to sort them out. “Around this time of year in particular you should be checking around your doors and windows for any holes and large gaps that are letting all the warm air in your home escape and letting cold air in. Window sills in particular are a common leakage point, if you have any cabling running externally to internally, examine where it enters the home for gaps. By sealing these gaps you’re helping your overall home insulation, which in turn benefits the plumbing.” My Pipes Are Already Frozen but Haven’t Burst! What Can I Do? The good news is that you have a few options to avoid catastrophe – “First things first, shut off the water at the mains. This is usually located either under the sink, basement, or somewhere near your water meter. If you allow the water to continue to flow, you could be making the situation worse by allowing the pressure to build, which would cause a break.” How do I know the pipes are actually frozen? “If the water is very slowly coming from a tap or stops completely, you’ve got a freeze. If the problem only exists with one tap, it’s a local issue rather than an a system-wide problem.” How to Thaw a Pipe – Hair Dryer–“You can use a hair dryer to thaw the pipe slowly, applying heat up and down the affected length of pipe.” Warm Towels –“Wrap a warm towel around the frozen pipe. This should free up the blockage and not shock the pipe too much. Put down a bucket or some other towels on the ground to catch the excesses. A Hot Water bottle would also work in this situation.” My Pipes Have Burst – What Now? It should go without saying, but time is of the essence. Repairs should always be left to a professional, but there are some steps you can take to minimize the damage. “Turn off the Water Mains as soon as possible. The last thing you want to do is pull more water through the pipe, so remove the supply. Next step is to call a plumber and see how soon they can get out to see you. From here, try and get rid as much of the water as you possibly can, so as to prevent the growth of mold and mildew.” Is there anything residents can do to fix a burst pipe in the interim before a plumber arrives? “Yes, if you’ve got the right tools laying around. You’ll need a clamp, a block of wood and some rubber. You can place the rubber over the breakage in the pipe, cover it with a wood block and then use a clamp to keep everything together – we must stress, this is a very temporary fix and won’t last long. Similarly, you can purchase some pipe repair sleeves, which can just be slipped over the affected area and keeps the water in the pipe. - Hang a Split-Jamb Interior Door
Split-jamb doors have a two-piece jamb that is separated lengthwise and sandwiches the wall between the two pieces. The door casing comes attached to each edge of the jamb. Each half of the jamb is installed separately, starting with the side that holds the hinges. TOOLS REQUIRED Hammer, Phillips screwdriver, 24" level, 24" framing square, nail set, wooden shims, 8d and 16d finish nails, 3" screws, putty knife and wood filler. Step 1: Verify the width and height of the rough opening is 1/2 inch larger than the width and height of the split-jamb door frame (discounting the pre-attached casing). This will allow you to shim and square the door frame easily. Make sure the threshold is level, the hinge side of the rough opening is plumb, and the head is square to the hinge side of the rough opening. Adjust the framing if necessary. Step 2: Determine if you’re installing a right- or left-handed door. When inside a room, the door should swing open in the direction that makes the best use of room space, such as toward a wall where it will be least intrusive to the flow of traffic. Step 3: Remove any staples, strapping, nails or plastic clips that hold the door frame and door casing together. Working with a partner, separate the door frame carefully. The split-jamb system will separate into a Door Unit and a Casing Unit. Step 4: The two parts of the door frame join together with a tongue-and-groove connection, which you’ll reconnect from each side of the wall to install the door. Step 5: Position the door unit into the opening and square it against the hinge side of the jamb. Step 6: Make sure the hinge side of the jamb is plumb and level so the door will operate correctly. It might help to drive 8d finish nails (or trim screws) through the jamb near the top corners to secure the door in place while you adjust it. Step 7: Block and shim the jamb at the hinge locations. Double-check to make sure that the door is still square and plumb. Adjust the shims as needed. Use tapered shims inserted opposite of each other so that the jamb doesn't twist or bow. Step 8: Test the fit of the casing unit before driving the final fasteners. Step 9: Inspect for any final adjustments to plumb, level and the fit of the split-jamb frame. Step 10: Replace one screw per hinge with a longer 3" screw to make the door installation more secure and to reduce the number of nail holes. Then, nail through the final shim locations with 16d finish nails. Follow the same steps to shim the jamb on the lock side of the door, and to fasten the door header, securing the shims with finish nails. Cut away excess shim material. Test by opening and closing the door, and adjust if needed. Step 11: Slide the second part of the door frame into place. Use a rubber mallet to tap the tongue-and-groove connection together if necessary. Nail through both halves of the jamb into the center stop. Refer to the manufacturer’s instructions for further nailing guidelines for your door, such as recommendations to nail the trim on both sides of the door every 12 to 16 inches using 4d finishing nails. Fill all nail holes with putty. Pro Tip: Pre-hung door frames extend below the door slab to allow for different floor heights. The jambs can be trimmed as needed before beginning installation, but make sure to leave adequate space to allow air to pass under the door according to ventilation codes. - Painting Stone Tile, Step by Step
Changing the color of stone tile can be an easy way to make a big improvement when updating a kitchen. Most popular tile types can be painted, including ceramic, natural stone and unglazed quarry tile. Paint doesn’t easily stick to glazed tile, so any glaze on the tile should first be removed by sanding. No matter what type of stone tile you want to paint, it must be clean and free of dust, dirt and grime. A kitchen backsplash will also have been exposed to cooking oils that leave a residue on the tile, which may be difficult to see with the naked eye. Even if you plan to sand the tile, the surface should first be cleaned, or the residue will clog up the sandpaper. Careful surface preparation will be the key to a successful paint job. Step 1: Mix dish detergent with warm water then use it to scrub the tile surface with an abrasive sponge, a stripping pad, or a stiff-bristle brush. Rinse the tile thoroughly and allow it to dry. To speed up the surface cleaning process, we used a scrub brush attached to a reciprocating saw. You can find a variety of similar attachments from Recipro Tools. Step 2: To remove the glaze from tile, sand the surface with 120-grit abrasive. An orbital sander will speed up the process. Sand the tile until the entire surface has dulled and all gloss has been removed. Step 3: Remove all sanding dust with a damp rag, rinsing it frequently. Allow the tiles to dry completely. If the tiles are grouted in place, the grout must be dry as well. Step 4: Use painter’s tape to mask off any areas you want to protect from paint. We recommend Frog Tape because it creates a seal when it contacts latex paint. Step 5: Acrylic latex paint will work well, as long as the tiles are porous and clean. Another option for painting tile is latex paint specifically formulated for masonry and stucco. For a total color change, use an acrylic latex primer, especially if you're applying a light color to cover a darker stone. Experiment with the look of the paint on spare tiles or an inconspicuous are of your project. On the project shown in the photos, we wanted a semi-transparent whitewashed look that allowed some of the natural stone character to show through. To achieve this, we thinned our primer-paint with water until we got the look we wanted. Refer to the paint manufacturer's instructions for specific guidance on thinning the paint (if applicable). Step 6: Different tools will achieve different effects when applying the paint. For example, the bristles of a thin brush with help access the grout joints and apply paint to surfaces that have heavy texture or surface relief. On the other hand, a foam roller made for painting doors and trim can lay a flat, thin coat that leaves pits and pinholes unpainted for more visual contrast. Applying primer and/or paint with a sprayer is an option but requires extensive masking and ventilation. For a semi-transparent whitewash, we thinned a primer-paint combo and applied it with a foam roller. We used a brush to touch up the grout joints but left areas of deep surface texture and relief untouched to provide visual detail and character. A second coat of paint, if desired, can be applied as soon as the first one has dried. You can protect the new tile surface by applying a coat of masonry sealant over the dried paint. Paint up to the edge of electrical outlets. You can then roughen the surface of plastic outlet covers with sandpaper and paint them to match the surrounding tile.
- Installing a Range Hood
The homeowners on Windwood Drive in Gardendale, Alabama, had never liked the look of their kitchen’s bulky microwave oven/vent-fan combo, which was mounted right above the stove in the center of the room. During a recent remodel, they decided to ditch the clunky microwave and go with a new range hood. The lady of the house chose the Hauslane UC-PS38 range hood because it’s packed with features to suit the best cook in the kitchen. The under-cabinet extractor fan cleans grease, smoke, fumes, and cooking odors from the air with its six-speed fans. Although most range hoods have trouble capturing smoke from the front burners, the unique panel design of this model creates suction all around the hood to provide maximum coverage for your cooktop. This pro-style vent hood not only cleans the air but can then clean itself. Using an internal water supply, the exhaust fan steam-cleans and rinses its own hood and ventilator fans at the touch of a button with no water line required. Out with the Old Your situation may not require removal of an old microwave oven, but if you do have to remove any overhead appliance, be sure to recruit an assistant or else devise a way to support the weight once its mounting fasteners are disconnected. In our case, we used a cabinet jack to support the oven’s weight. The oven was top-mounted to the cabinet by two carriage bolts, which we removed, but its bottom rear edge was supported by a wall-mounted cleat. Be sure to inspect your appliance carefully because they can be fastened in many different ways. Plan Ahead Before ordering your range hood, check that you’ll be able to install your model at the correct height. To ensure the best performance for the Hauslane PS38 model shown, the bottom of the range hood must be between 24 and 30 inches from the top of the cooking surface. For gas ranges, the required distance is 30 inches. Make sure your main electrical voltage is in line with the required voltage outlined on the rating of the hood. The range hood must be ducted to the outside using 6-inch ductwork, and you’ll need to use an existing duct or have one professionally installed. Avoid connecting the range hood to exhaust ducts that carry any type of combustion fumes like fireplaces, boilers, or any similar items. Use a minimum number of transitions and elbows when running the ductwork. Note that installation of the range hood will be greatly assisted by using a cabinet jack (or jacks), which you’ll need on site for installation day. Prepare the Cabinet Measure the size of the range hood’s outlet connector relative to the underside of the cabinet. If it is not already done, you’ll need to cut an opening in the cabinet large enough for the outlet adapter pass through. The same goes for the power cable, which is located at the rear corner of this range hood. If you need to cut the cabinet, use a ruler and pencil to measure and mark the area, then cut with a jigsaw. (We cut the power cable passage with a drill and a spade bit.) Study the range hood’s installation manual to determine its method of mounting. For the PS38 range hood, four screws will be driven through the top of the range hood near each corner, fastening it to the underside of the cabinet through designated screw holes. Important note: If you’re installing the range hood under a cabinet with a recessed bottom, you should add 4-in. filler blocks made of plywood or solid wood on each side to stabilize the cabinet for secure mounting. Fiber-board cabinet bottoms don’t have much holding power for the screws, but adding the filler blocks will provide stronger wood grain for a better grip to the screws. Prepare the Range Hood After you unbox your range hood and confirm that all the necessary parts are included, plug it in and power it up to test all functions before installing. Refer to the manufacturer’s instructions for specific guidance on preparing the hood for installation. For example, on the model shown, we had to attach an adapter (and rubber gasket ring) at the top of the hood, which connects to a 6-inch duct. Incidentally, that 6-in. fitting required us to modify our 8-in. duct with an 8-to-6-inch reducer, which is an accommodation you might also have to make. To connect the range hood to the ductwork, we had to remove the old rectangular fitting of the microwave oven and replace it with an 8-to-6" circular reducer. Secondarily, we had to remove the panel filter and bottom cover to gain access to the mounting holes from the bottom of the hood. The panel covers usually snap into place, but refer to your instructions on how to remove it. Find a Helper Range hoods are best installed by two or more people due to their size and weight. In fact, Hauslane’s user manual recommends that you hire a certified technician for installation to reduce the risk of damage or injury. However, the unit simply plugs into an outlet, so if you can mount it in place, then you can make the connection. Prepare the Cabinet Jack If you are leaving the oven range in place during installation of the hood, place a sheet of plywood (30x24 in.) over the cooktop to avoid possible damage from the cabinet jack. Important note: Cabinet jacks are available in a range of sizes that extend and retract to various lengths. Through trial and error, we learned that our shortest cabinet jack was too short to raise the hood into place, while our medium-sized jack was too long to fit between the cooktop and cabinet bottom. Our solution was to screw wood blocking to the bottom of our shortest cabinet jack to provide the necessary reach once extended. The blocking at the bottom also broadened the area of the footplate, which provided more stability to the cabinet jack. You should save time and frustration by first measuring the extended reach of your cabinet jacks, compare it to the reach needed to install the range hood, then make any necessary adjustments. Also, avoid measuring from the cooktop to the lowest edge of the hood, because the cabinet jack will contact the hood’s interior ceiling, which is recessed inside the hood a few inches deeper than its bottom edge. You should also attach a second piece of plywood on top of the cabinet jack to broaden its point of contact and provide better stability. Place the cabinet jack (or jacks, if using two) on the plywood and have your assistant help you lift the range hood onto the cabinet jack. Carefully raise the jack to lift the range hood into place under the cabinet. Keep the hood steady as you situate it into the proper position. Make sure the outlet adapter and power cord enter the cabinet openings and that the cord isn’t pinched between the hood and the cabinet. In the top of the PS38 hood are four keyhole slots, the shape of which suggest they’re designed to slip over the screw heads after they’ve been driven partially into place. However, the size and shape of the hood make it difficult to shift it incrementally. Instead, we recommend you move the range hood into its final position, ensuring it is level, and then drive the mounting screws with washers through the narrow slots of all four screw holes. To easily reach the rear mounting holes, use a bit extender for your power drill or impact driver. Be sure the hood is securely attached before removing the cabinet jack and plywood. Plug in and turn on the hood to make sure the damper opens and closes freely. Insert the duct into the adapter and tighten the screw to lock it in position. Wrap the joint with aluminum foil tape to make it airtight. Once you reassemble the filter and cover, the new range hood should be ready for operation.
- Deck Planning from the Ground Up
First things first, when it comes to planning a deck. A nice outdoor living environment tops most homeowner wish lists, and constructing a deck is among the most popular ways to enhance the property. The design of a deck can vary from a small DIY-built structure to a professionally constructed multi-level entertainment space. When planning for construction, there is a lot to consider even when the project is relatively small. Location, Location Where to build your deck is often determined by limitations of the home’s construction, but there are factors to consider as you plan. Inspect the lay of the land and note the slope away from the house where natural drainage will apply. Check that the drainage or downspouts will take the water away from the house foundation and deck footings. Any problems should be immediately rectified to preserve the integrity of the house foundation, whether you move forward with a deck or not. Also, locate and mark any outdoor utilities—electrical, gas or water—to avoid damage during construction. Call 811 to have underground utilities marked for free. Sun exposure and the direction of prevailing winds are two other important issues. Decks exposed directly to the midday sun may not be ideal. The farther south you live, the more exposure to midday sunlight can damage the deck over time from UV rays as well as make time spent there less comfortable for the homeowner. For northern homes, an ideal deck location is southeast or southwest, which can take advantage of midday and evening sun to the west as a way to maximize the heat. In southern regions, a northeast or northwest location will minimize the extreme midday heat but still take advantage of the morning warmth and setting sunlight. In some cases, you can build a deck that wraps around the corner of a house as a compromise. If your deck can’t avoid direct sun exposure, consider incorporating an overhead trellis, awning or other roof structure to provide shade. Don’t forget the prevailing winds if you live in a windy area. A strong wind can make time spent on the deck less enjoyable, and if you can’t avoid wind, then consider incorporating a wind screen or railing that acts as a barrier. Permits and regulations might also factor into the deck’s location, and this varies widely depending on where you live. In a small town in Alabama, a building permit to attach a deck to your home may only cost you $25. However, in a city like Chicago, a similar permit might cost thousands to procure. The project’s site location can affect those permitting costs too. For example, a permit to construct a deck attached to a home in an Illinois city might cost considerably more money than a permit to build a freestanding deck just a few feet away from the very same home. Do this research ahead of time, because it could affect your design decisions. Red Tape You’ll usually need to submit two copies of deck plans and drawings to your local Building Inspector Department along with your permit application. Applying for a permit can also verify if there are any property easements and make sure the deck plan meets local homeowners’ association (HOA) standards. (In many subdivisions, HOA approval is required before obtaining permits from your building inspector.) In addition to local regulations, your deck plan will likely have to comply with the International Residential Code (IRC), which has been adopted by almost all US states and include guidelines such as Residential PSF Deck Requirements. (For a residential deck, the code requires it be designed to support a minimum 40-psf live load.) Two approaches to deck plans: Cost and Budget In the recent pandemic years, the costs of building materials have fluctuated dramatically. Not only will the size of the deck impact the cost, but its design will affect the materials needed when you factor more intricate features such as multiple levels, stairs, built-in benches and railing systems. All decks higher than 30 inches above grade must have a guardrail at least 36 inches high, although some states and local codes require them to be as high as 42 inches. Factoring all this together, the average cost of building materials for a deck can range between $15 and $38 per square foot. The Decks.com site even offers a free deck-designer tool that can produce a downloadable schematic plan, which you can take to your permitting authority. Deck Ledger vs. Freestanding Construction Most of today’s residential deck frames are built of pressure-treated lumber that is intended for ground contact. Decks are usually constructed in one of two ways. The first way is to support one side of the deck with piers, posts and beams while the opposite side is attached to the house using a ledger board. The second method is to build a freestanding deck that is not attached to the house and is instead completely supported by piers, posts and beams. When attaching a deck to a house, the house siding is often cut and removed, then a ledger board (usually a pressure-treated 2x8 or larger) is anchored to the house wall to support the joists and bolster the deck framing. The joists are then fastened to the face of the ledger with metal joist hangers. Ledger-board spacers present a way to prevent rot at this crucial connection. These donut-shaped Deck2Wall spacers are designed to install around the bolts or structural screws between the house and the ledger board to provide an air gap. (Although stacked stainless steel washers can be used as an alternative, ledger-board spacers are easy to install and provide a larger bearing surface area.) A ledger board will also need deck flashing, which serves as a moisture barrier to protect the house from any openings made while attaching the board. Proper flashing and ledger-board attachment is critical to building a structurally sound deck that will remain safe for years to come. Without secure attachment and moisture protection, rot can develop and weaken the leverage connection, which is a common cause of collapsed decks and can pose a dangerous hazard to anyone on it or nearby. These days, most contractors prefer to use vinyl flashing to protect the wall behind the ledger, and Z-flashing should be installed over the ledger, running a couple inches up the wall behind the siding to shed water. Z-flashing is named for its Z-shaped profile. When mounting a ledger to the house band, 1/2-inch through-bolts or lag screws were once the standard fastener. Today, 1/4-inch structural lag screws (aka Construction Screws) actually hold stronger and have greater shear resistance than lag screws—plus, there is no need to pre-drill pilot holes because they have self-drilling tips. To fasten the ledger into a solid concrete wall requires 1/2-in. expansion anchors set into the wall at least 2-1/2 inches. The Construction Screw from U2 fasteners has the finished appearance of a conventional round head, and is created to provide an extra-large bearing surface under the head. Check with your local building department for specific guidance on fastener requirements and flashing details. The ledger fasteners should generally be installed in a zigzag pattern to avoid splitting the board along the grain. Never install a ledger board with nails. Some builders install the ledger first, then use it as the basic point of reference for determining footings, posts and all the framing. In areas with heavy snowfalls, it may be desirable to have the finished deck built 1-1/2 inches or so below the door sill. Not all situations are suited for deck-ledger installation. You should avoid mounting a ledger board to brick or stone veneer exteriors. Attaching a ledger to a hollow concrete block wall also presents problems and requires special epoxy-strengthened anchoring systems. In these situations, consider building a freestanding deck frame. A ground-level deck is a variation on the freestanding concept where you can create a simple foundation by using concrete blocks to support the deck’s corners. Lay the deck beams on top of the blocks, making sure they’re elevated enough to allow for ventilation. Level the beams to serve as your ground-level deck frame on which to build your platform of joists and decking. (In general, if a deck is closer than 12 inches to the ground, the deck perimeter should be left open for easy airflow to reduce dampness which might otherwise lead to rot. The deck can also be built over gravel for better drainage.) Attach angle brackets at the corners of a ground-level deck where the joists and beams meet to provide additional support and maintain squareness as you work. All decks higher than 30 inches above grade must have a guardrail at least 36 inches high. One of the most secure methods to attach guardrail posts is to fasten the full 4x4 inside the rim joist and adjacent to a deck joist, using through-bolts and washers or structural screws long enough to bridge the full post. Install blocking for added rim strength and to stiffen the guard rails. All guardrails must be built strong enough to withstand 200 lbs. of force anywhere along the top of the rail. A variety of styles can be used for the railing sections between the posts, but the overarching rule prohibits any openings larger than 4 inches. This rule is to prevent small children from slipping their heads through the railing. (Exception: Stair rails may allow a 6-in. space for the triangle formed by the stair tread.) Install blocking or bridging between joists at mid-span to reduce bounce. Install the blocking flush with the top of the deck frame and stagger the material to provide space for nailing the ends. SIDE NOTE 1: Smart Moves for Treated Wood Although steel framing is an option, the vast majority of decks built in the USA are framed with pressure-treated lumber. It’s important to use treated wood rated for Ground Contact, which has a higher level of preservative treatment than lumber rated for Above Ground use. (A label affixed to the end of each piece of lumber specifies the use.) Its treatment level makes it better able to withstand long-term contact with soil, but also makes it the best choice for above-ground framing in critical applications such as ledger boards and support posts. Even with chemical treatment, however, framing lumber can be damaged over time from prolonged exposure to the outdoor elements. You or your contractor can reduce such problems in the following ways. Brush a wood preservative onto all saw cuts and into drill holes during construction. Anywhere a blade or bit penetrates the board, the interior wood-grain is exposed to water and potential rot. Also apply preservative on areas such as knots and defects where moisture can collect. By using Outlast Q8 Log Oil (containing .675% oxine copper) to coat cuts in treated lumber, you can build and stain the project on the same day with no wait time. Use corrosion-resistant fasteners. When nailing or screwing near the edge or end of a board, first drill pilot holes to help minimize splitting. Apply flashing tape to the tops of joists and beams. These flat horizontal surfaces can trap moisture, but the rubberized adhesive tape will easily shed water. Consider installing the deck boards with a hidden fastener system. Fastening the decking from the top creates an entry point for moisture on the surface where standing water can penetrate over time. Hidden fastener systems, however, attach deck boards to the joists from the sides or even the bottoms the boards, which means the fastener holes are less susceptible to water pooling from rainfall. Finally, protect the deck with a weather-resistant finish. Any exposed wood, pressure treated or not, needs to be protected from the elements. Apply a high-quality clear coating or semi-transparent stain that contains a water repellent to help minimize the effects of the wood’s moisture-absorption cycles. For maximum protection, the stain/sealer product should be applied soon after construction when the treated wood has completely dried. SIDE NOTE 2 Lateral Load Connector Device One of the more significant code updates for a ledger-supported deck requires the builder to install a positive connection to the house wall to resist lateral loads. This may now be a requirement in your area. Lateral loads can result from earthquakes or from people moving around on the deck, and in severe cases, these forces can cause the ledger board to rip away from the house wall and collapse. The easiest way to meet the code requirement is to install four hold-down connectors. You will need to pre-drill and attach these L-shaped metal brackets with a 3/8-in. diameter lag screw that penetrates at least 3-inches into the center of the house wall’s top plate, studs or header. Each connector bracket is then screwed to the bottom of the deck joist. Simpson Strong-tie offers the DTT1Z deck tension tie as a solution. Consult local codes to see if a lateral load connection is required, and always follow the manufacturer’s instructions when installing deck hardware.
- Repair a Tub Spout Diverter
In a tub and shower combo, the diverter is the device that switches the flow of water from the tub spout to the shower spout and back again. It is a simple device inside the tub spout that usually consists of a small chrome-plated handle, a plastic gate, and a rubber washer that seats inside the gate. Over time, the components can wear out or minerals can build up and cause the diverter to malfunction, resulting in leaks or making it difficult to operate. The good news is this is a simple, inexpensive repair that any DIY’er can complete, and it’s not even necessary to shut off the water supply lines. Step by Step Step 1: With the tub valves turned off, use a sharp utility knife to cut through the silicone seal where the spout meets the shower wall. Step 2: Turn the spout counter-clockwise to unthread it and remove it from the outlet. If necessary, use a pair of Channellock pliers (while protecting the spout with a cloth) to loosen the connection. Step 3: Hardware stores sell replacement spouts with the diverter preinstalled ($25-$30), however the replacement spouts are often made of a thinner, flimsier metal than the original hardware, so many homeowners prefer to repair the diverter and keep the original spout. Step 4: Inspect the diverter and spout for damage. The washer may have fallen out, the plastic gate may have broken, or the handle might have gotten bent. In the case shown, the gate was intact but limescale and mineral buildup inside the pipe was preventing the gate from opening and closing properly. Step 5: Clean the spout thoroughly with an abrasive brush and CLR (calcium, lime, rust remover). Step 6: Although the diverter was intact on this spout, the mineral buildup made it inoperable and required more than a simple scrubbing. To solve this problem, I used a sanding drum on a Dremel to grind away the buildup and smooth the interior metal surface so the gate would have less friction, more room, and an easier path to travel. Step 7: The round shape of the drum made it impossible to sand inside the tight corners, but a thinner grinding bit was able to reach the remaining buildup inside the spout. I alternated the sanding/grinding process with repeated applications of CLR until the metal was smooth enough that the gate moved freely up and down by pulling on the handle. Step 8: “Tub Spout Diverter Repair Kits” contain a replacement handle, gate and washer, and are available at hardware stores ($5-$7). The plastic gates come in small square sizes or larger oblong sizes (which are more common). The larger sizes can usually be sanded down if necessary to fit inside a spout, but if the gate is too small for your spout, it won’t work. Step 9: If you need to replace the diverter, use needle-nose pliers to snap off one of the ears that clip the gate onto the handle, then slide the handle out of the spout and remove the pieces. Slip the new handle through the spout hole and reassemble the diverter with new gate and washer. Step 10: Before replacing the spout, use a wire brush to remove any leftover gunk or old thread tape from the outlet connection. Step 11: Use CLR and a pipe-cleaning brush or similar tool to thoroughly clean the inside and outside of the outlet pipe. Step 12: Wrap a couple layers of thread-seal tape (in a clockwise direction) over the connection to prevent leaks. Step 13: Screw the spout tightly onto the outlet, orienting the mouth toward the bottom, then seal the wall connection with a quality, flexible caulk/sealant intended for kitchen/bath applications.

Additionally, you’ll want to continue caring for existing trees and shrubs even during the winter season. Spreading a 2–3 inch layer of mulch at the base of the trunk is one of the best ways to protect your trees from cold temperatures.
